GIC Real Estate

The Real Estate (RE) arm of GIC invests in real estate and real estate-related assets outside of Singapore. We manage a well-diversified portfolio covering over 40 countries in property sectors such as offices, retail, hotels, residential, industrial, niche sectors and companies.


We are looking for a suitable candidate to join our Real Estate team as an Assitant Vice President/ Vice President.



  • Sourcing, underwriting and executing a variety of real estate investment opportunities in Europe.
  • Contributing to the development of investment strategies for the country team and working with the team to adjust strategies in relation to market changes.
  • Ability to identify and develop business opportunities in support of investment strategies in Europe.
  • Mobilise people and resources to achieve targets through leadership and influence.
  • Coordinating the internal investment proposal process and participate in writing investment memos.
  • Structure sound deals and effectively lead negotiations to achieve business objectives and ensure thorough due diligence throughout the transaction management process.
  • Creating, managing and maintaining high level financial models independently for transactions when required.  Having the ability to develop robust models independently as needed.
  • Where resources are available and allocated to projects, designing and reviewing financial models as well as determining assumptions and scenarios.  Supervising team members and reviewing the output ensuring accuracy. 
  • Deal with the various risk stakeholders to resolve any differences to derive optimal solutions.
  • Lead projects, monitor teams' progress and regularly update stakeholders on potential overruns and changes; re-negotiate timelines, scope changes and budgets as necessary.
  • Take a lead role in communications with partners, service providers and counterparts, and be the point person for their own projects.  Participate and represent GIC as a good ambassador in industry events.
  • Cultivate and effectively use contacts to achieve results.
  • Actively managing investments in order to maximise value creation.
  • Work with third parties through sourcing, investment and management of investments.



  • Significant experience in real estate transactions, in a variety of asset classes including data centres.
  • Ability to train and coach juniors and willingness to invest time in their development
  • Ability to translate business concepts into sound business cases and execute the business plan at a portfolio level.
  • Ability to improve the attractiveness of a deal, e.g. through mitigating risks, creative deal structuring, etc. while taking into consideration the broader picture.
  • Demonstrate effective dealings with senior management from partners, counterparties, and service providers to protect GIC’s interests and achieve desired outcomes.
  • Ability to communicate complex, abstract and/or difficult messages in simple, clear manner.  Deliver with clarity and impact to senior management.
  • Ability to translate strategic vision into planning and execution. 
  • Excellent understanding of financial structures (including debt and equity, listed and private, JVs, direct and indirect instruments).
  • Excellent financial modelling skills and proficiency in Excel.
  • The ability to develop commercial, profitable strategies for real estate investment.
  • The ability to build and maintain strong relationships that enable the origination and successful closing of transactions.
  • The ability to articulate a deal clearly and concisely, both verbally and in writing.
  • Ability to actively participate in ongoing management of investments.
  • Strong academic background.
