GIC Real Estate

Asset Development & Engineering (ADE)

You will be empowered to leverage professional specialist expertise to supervise engineering, and environmental, social and governance aspects of investment, and asset management activities, including physical due diligence, development management, and ongoing audits.

What you will do as a Vice President

Strategy

  • Develop capital projects strategy and execute projects within time and costs constraints and in accordance with agreements.
  • Develop vendor strategy for deals, maintain strong engagement and identify new relationships to cultivate to assist in the programmatic needs of ADE.
  • Providing key technical, engineering and commercial advice across real estate projects and taking responsibility for end-to-end service delivery.
  • To ensure that GIC’s objectives are met and that projects are delivered to time and cost targets and the appropriate quality standards.
  • Lead on major Project Development Commissions, taking responsibility for every aspect of service delivery in line with GIC’s governance.
  • Supervise and/or conduct technical market research and produce market analysis.
  • Identifying and leading ways in which project development products and services can be improved and developed.

 

Deal Execution

  • Oversight and directing on Engineering, Development, Technical Design, Maintenance, Facilities Management, Property Management, Annual Budget Management and Operations for Existing and New investments within Europe.
  • Provide technical and engineering inputs to support the investment teams and asset managers in the development of strategic asset plans. Manage assets within assigned portfolio in accordance with business plans.
  • Provide leadership, assessing and confirming development and engineering related risk and assumptions at the underwriting stage, including construction cost, schedule (program), development potential, third party risks and capability of development partner and consulting teams.
  • Lead the technical due diligence process, from selection of the professional team to resolution of issues with the counterparty and delivering relevant inputs to protect GIC’s interests.
  • Assisting in fee negotiations, development of key contractual documents and contract negotiations with Sellers, JV partners, Funds and other partners or consultants as necessary.
  • Assemble and manage a team of best of class consultants to perform needed tasks on short notice and coordinate findings to investment team.
  • Provide technical inputs and support to investment team for their sourcing and evaluation of investment opportunities, and development of investment proposals.
  • Provide the necessary commercial and project development related input for investment deal underwriting, acquisition, and management of buildings.
  • Provide strategic input into the deal team regarding operational, development and refurbishment strategies

 

Technical Asset Management

  • Responsible for ensuring that the schedule, budget and quality control are kept within approved targets and support deal team and asset managers in the selection and management of Service Providers/ JV Partners.
  • Support the technical and investment team in operational and project integrity and readiness of assets with site visits, business plans reviews, project plans, feedback on strategies and supporting ancillary features (e.g., reports, agreements, etc.).
  • Review and approval of annual capital and service charge budgets for major holdings in Europe.
  • Advise investment team and partners of new or emerging regulations and cross pollinate learning within the team and extend to strategic partners.

 

ESG

  • Work with our investment team, ADE colleagues and ESG advisors to select the best ESG strategy for the investment whilst maintaining a full understanding of the overall business plan.

 

Development Management

  • Assist partners to plan, coordinate and manage development works from project establishment to project completion, including setting design directions based on commercial considerations.
  • Provide strategic input into the deal team with regard to operational, development and refurbishment strategies.

 

Compliance & Governance

  • Consistently assess, Incorporate, and embed GIC’s PRIME values in every decision taken.
  • Ensuring GIC’s governance and processes are adhered to in the management of the business’ operations and project delivery

 

What qualifications or skills should you possess in this role?

  • Minimum of 10 professional years’ experience with a high degree of technical and engineering demonstrating competence across multiple asset classes, typically covering offices, life sciences, data centres, student residential, senior living, healthcare, retail, hotels, residential, logistic and industrial assets with ability to manage all technical due diligence and ownership/operations issues that arise including structural, IT, AV, building envelope, MEP, environmental, sustainability, vertical transportation, fire/life safety, development and redevelopment and reporting;
  • At least 5 years’ experience working in European countries and a good understanding of the various types of European planning systems and cultures.
  • Proven track record, advising on technical issues in dealing with fund managers and JV partners.
  • Proven track record of developing within Europe and a good understanding of the technical codes and standards.
  • Demonstrate leadership skills and show an up to date track record in development management, including pre-acquisition diligence, strategic planning, development of comprehensive cost plans, assemblage of development teams, planning & entitlement processes, project monitoring, institutional reporting and contract negotiation/management.
  • Strong knowledge of development, construction, asset/property/facilities management, engineering and operations, architectural and consultants’ contracts, and ability to structure fees, terms and conditions to optimize pricing and performance, including strong negotiating and contract documentation skills.
  • Able to perform extensive national and European travel as required and work effectively across many countries, cultures and languages.
  • Work within a team and be an active team player, share and be an excellent communicator.
  • Excellent excel, analytical and budget management skills
  • An understanding of emerging ESG and Sustainability Legislation.
  • Strong strategic negotiating skills.
  • Strong oral and written communication
  • Strong project, development, engineering, construction and design management experience.
  • An engineering or other technical education is most suitable for this position but extensive experience in the field and past working with investment professionals is welcome.
  • Ability to establish overall success criteria for the projects, including time, cost, technical and performance parameters.
  • A detailed understanding of the procurement process relative to market conditions.
  • Experience, leading on compliance for quality, safety, health, and environment issues on project commissions.
  • Ability to establish effective project governance, processes, and systems to be utilized throughout project.
  • Leading on the monitoring and applying performance management techniques.
  • Proven track record managing the flow of project information between the team and other stakeholders, through regular meetings and written communications.
  • An understanding of Contract Administration processes, claims resolution and disputes.
  • Taking a leading role in interfacing with partners and other consultants, at all project stages.
