Investment Services Private Market and Finance Department

 

The Investment Services Private Market and Finance (ISPVMF) Department is responsible for investment services for the private market and financial management across the GIC group. It is responsible for providing operations and reporting support to the private market business of GIC as well as budgeting, accounting, payment processing, cash management, tax and financial & management reporting services to all departments, corporate management companies and the global offices of the GIC group. It is involved in deal structuring and closing, transaction processing, administration and accounting of investment holding companies, review of financial controls for asset operations, cash & securities reconciliation, valuation and financial reporting for assets under management, and external debt financing.

 

Investment Services (Real Estate)

The Investment Services team sits within ISPVMF department. With many private markets investments spanning over 40 countries, the Investment Services team plays a vital role to provide investment and asset management support for private market investment strategies. This includes propagating industry best practices, improving efficiency and scale by process design, and the generation of data analytics to offer insights on the portfolio.

 

We are looking for a suitable candidate to be part of the real estate portfolio operations (RPO) team to manage end-to-end services for real estate assets and investments, comprising of deal closing and execution, operational and financial due diligence, as well asset management services.  The RPO team works with many stakeholders including deal teams, finance, tax, legal and external counterparties.

Direct Responsibilities

 

Deal Closing & Execution

Oversee the investment execution support for all European real estate transactions. This involves close coordination and interface across multiple functions; managing each closing to ensure smooth operations between internal and external parties for timely close and execution, including:

  • Co-ordination of due diligence and background checks, financial crimes compliance, closing and funding;
  • Managing the coordination between deal teams and internal counsel during negotiation and execution of documentations such as NDAs, SPAs, LPAs, Facility Agreements and Side Letters, including closing binder administration and managing post-closing follow ups;
  • Monitoring expenses associated with each transaction; and
  • Working with JV partners and asset managers/operators to ensure ongoing accurate and timely reporting

 

Asset Management services

Oversee and drive the execution of Investment Services’ asset management services strategy for the Real Estate European assets:

  • Monitoring of European real estate portfolio and projects;
  • Coordination and managing the annual strategic asset planning processes for European real estate portfolio;
  • Development of data insights to drive asset management decisions. These include asset and sector level analysis which provides good insight into the portfolio dynamics;
  • Operational oversight of platform and operating company investments; and
  • Implementation of global policies, including reviews of real estate partners and operators in Europe.

 

Team management

Management oversight of the Europe RPO team including the career development of individual team members, allocation of team responsibilities and performance management of the team.   Role can extend beyond the real estate portfolio.

 

Requirements

  • Minimum 12 years relevant work experience
  • Strong real estate or private markets knowledge, including direct, indirect and debt transactions
  • Experience in investment execution support and / or asset management
  • University degree in relevant field (business, accounting, property, or similar)
  • Ability to forge strong partnerships with investment team and other stakeholders
  • Inquisitive self-starter, with ability to work in a fast-paced environment
  • Possess an analytical mind and is meticulous in detail
  • Experience and good track record in team management and development
  • Team player with good interpersonal and communication skills
  • Excellent computer skills in Excel and Powerpoint. Comfortable managing a significant volume of data
  • A good understanding of the commercial, governance and legal terms of real estate deal documents would be an advantage
