The Real Estate (RE) arm of GIC invests in real estate and real estate-related assets outside of Singapore. We manage a well-diversified portfolio covering over 40 countries in property sectors such as offices, retail, hotels, residential, industrial, niche sectors and companies.


Real Estate – Project Development Unit (PDU)

The PDU acts as the technical support group for the investment team with respect to due diligence for engineering, development and facilities issues for both new and existing investments and assist in fee, document and other negotiations with Sellers, JV partners and Funds as necessary and appropriate.



  • Oversight of engineering, development and facilities/property management issues/operations for existing investments in Europe, primarily focused on xScale data centres and critical environment asset class;
  • Provide subject matter expertise with data centre and critical environment development on a global basis to help investment team analyse opportunities;
  • Assessing and confirming development related assumptions at the underwriting stage, including construction cost, schedule, potential risks, development potential and capability of development partner;
  • Lead the technical due diligence process, from selection of the team to resolution of issues with the counterparty and delivering relevant inputs to protect GIC’s interests;
  • Ability to assemble and manage a team of best of class consultants to perform needed tasks on short notice and coordinate findings to investment team;
  • Provide support with GIC’s ESG goals with respect to its real estate investments;
  • Review and approval of annual capital, op-ex and non-recurring op-ex budgets for major holdings;
  • Business Continuity/Crisis Manager for LDO Real Estate/Special Investments offices and direct investments.



  • Minimum of 10 years' professional experience with a high degree of technical competence in data centre and critical environments, along with high rise office buildings, logistics, retail, residential and lodging assets with ability to manage all technical due diligence and ownership/operations issues that arise including structural, IT, building envelope, MEP, environmental, sustainability, vertical transportation, fire/life safety, development and redevelopment and reporting;
  • At least 10 years’ experience working in European countries and other global markets
  • Strong knowledge of development, construction, asset/property management, engineering and operations, architectural and consultants’ contracts, and ability to structure fees, terms and conditions to optimize pricing and performance, including strong negotiating and contract documentation skills.
  • Able to perform extensive national and international travel as required and work effectively across many countries, cultures and languages;
  • Strong negotiating skills;
  • Strong oral and written communication abilities;
  • Effective team player with ownership mentality;
  • Strong project, development and construction management experience;
  • Ability to advise on technical issues in dealing with fund managers and JV partners.
