Real Estate Portfolio Monitoring 
The Real Estate Portfolio Monitoring team (PM) is part of the broader Investment Services Management (ISM) Department and leverages data and emerging technology to provide portfolio monitoring, data analytics and investment services support to the Real Estate investment team. The team oversees the development and implementation of business infrastructural plans and operating models needed to scale GIC’s investments in Real Estate.


We are looking for a dynamic and enthusiastic candidate to join our Real Estate Portfolio Monitoring team to deliver best in class portfolio monitoring capabilities to the GIC Real Estate investment teams. Given the scale and breadth of GIC’s Real Estate portfolio, the successful candidate will be crucial in enabling the investment teams to deliver effective portfolio management. The candidate will work to establish and expand the team’s data analytics capabilities by reviewing large data models, implementing data validations, creating data integration, and enhancing portfolio and asset level analytics.


The role will report to the SVP of Real Estate Portfolio Monitoring for the Americas.


Responsibilities: 

1. Portfolio Monitoring

  • Work with the VP to co-ordinate the annual cycle of portfolio / asset management activities, including hold / sell analysis, strategic asset planning and annual operating and capital budgeting processes.

  • Support critical operational processes during the lifecycle of investments including updates of investment attributes, internal office bearer approvals and other relevant processes.

  • Support the investment teams in the monitoring and oversight of partners including performance, fees, operations and ESG matters.

 

2. Data Management and Analytics

  • Ensure the integrity and accuracy of data obtained from various partners by implementing comprehensive data validation models and addressing any inconsistencies or gaps.

  • Leverage advanced features of analytics tools like Power BI and Tableau for deeper insights and employ predictive modelling techniques to anticipate market shifts or investment outcomes.

  • Work closely with the SVP and investment teams to ensure a cohesive approach between market knowledge and data insights. Develop training materials and sessions to promote knowledge.

  • Work closely with SVP to ideate, design, and deliver insightful portfolio and asset level analysis for effective oversight of the Real Estate portfolio by utilising coding skills in languages like PHP or Python to develop custom data models.

  • Propose and execute process efficiency gains, through industrialisation and digitalisation of repetitive and time-consuming tasks and focus on high value add processes.

  • Develop comprehensive investment performance reports to help analyse Real Estate market trends and their potential impact on portfolio performance.


 Requirements: 

  • 5+ years relevant work experience and good academic qualifications in relevant fields.

  • Excellent End user computing skills in visualization and data transformation. Strong proficiency in Excel, PowerPoint, and visualisation tools such as Tableau and Power-Bi.

  • Comfortable managing a significant volume of data.

  • Ability to write and review basic data modelling code including PHP, Python, R, SQL and JavaScript. Knowledge of MATLAB is a plus.

  • Good real estate knowledge, including direct, indirect and debt transactions is a plus.

  • Ability to forge strong partnerships with investment team and other stakeholders.

  • Inquisitive self-starter with ability to work in a fast-paced environment.

  • An analytical mind and meticulous in detail.

  • Strong attention to detail and organizational skills.

  • Strong time-management and creative problem-solving capabilities.

  • Ability to drive co-ordination and project manage amongst multiple stakeholders.

Compensation

Our compensation philosophy reflects several principles. We strive to provide a competitive compensation package to attract and retain talent globally. We pay for performance, and reward sustainable results.

 

Total pay for this position comprises base pay and bonus. The anticipated base salary range for this role is between $125,000 and $165,000.

 

Bonuses, which may form a meaningful proportion of the total pay package, are determined based on company and individual performance.
