Vice President Real Estate, Project Development Unit

 

The Real Estate (RE) arm of GIC invests in real estate and real estate-related assets outside of Singapore. We manage a well-diversified portfolio covering over 40 countries in property sectors such as offices, retail, hotels, residential, industrial, niche sectors and companies.

 

Real Estate – Project Development Unit (PDU)

The PDU acts as the technical support group for the investment team with respect to due diligence for engineering, development and facilities issues for both new and existing investments and assist in fee, document and other negotiations with Sellers, JV partners and Funds as necessary and appropriate.  It is envisaged that this position will be based in our New York City office reporting to PDU SVP’s based in San Francisco.

 

Responsibilities

  • Oversight of engineering, development and facilities/property management issues/operations for existing investments primarily in North America (including Canada and Mexico).  Involvement in South America and Europe portfolio PDU tasks can also be expected.
  • Assessing, confirming and overseeing development including assumptions at the underwriting stage; construction cost, schedule, development potential and capability of development partner;
  • Lead the technical due diligence process, from selection of the team to resolution of issues with the counterparty and delivering relevant inputs to protect GIC’s interests;
  • Ability to assemble and manage a team of best of class consultants to perform needed tasks on short notice and coordinate findings to investment team;
  • Review and approval of annual capital, op-ex and non-recurring op-ex budgets for major holdings in North America;

 

 

Requirements

  • Minimum of 10 professional years’ experience with a high degree of technical competence in high rise office buildings, logistics, retail, residential and hotel and leisure assets with ability to manage all technical due diligence and ownership/operations issues that arise including structural, building envelope, MEP, environmental, sustainability, vertical transportation, fire/life safety, development and redevelopment and reporting;
  • At least 5 years’ experience working in countries outside of USA;
  • Strong knowledge of development, construction, asset/property management, engineering and operations, architectural and consultants’ contracts, and ability to structure fees, terms and conditions to optimize pricing and performance, including strong negotiating and contract documentation skills;
  • Able to perform extensive national and international travel as required and work effectively across many countries, cultures and languages;
  • Strong negotiating skills;
  • Strong oral and written communication abilities;
  • Strong planning and organization skills;
  • Extensive experience in ESG via work experience and/or education is a strong plus for an applicant;
  • Effective team player with ownership mentality;
  • Strong project, development and construction management experience;
  • Ability to advise on technical issues in dealing with GIC internal investment management staff, fund managers and JV partners.
