Real Estate 
We were an early entrant among institutional investors in real estate including traditional private real estate (brick-and-mortar assets), public equities, real estate investment trusts, and real estate-related debt instruments.

 

What impact can you make in this role?
The key role of the Korea Real Estate team is to implement GIC RE's strategy to build its global real estate portfolio, with the primary objective of achieving superior long-term risk adjusted returns. 
We are looking for a suitable candidate to join our Korea Real Estate Team as a Vice President for Asset Management. 

 

What will you do as an Asset Manager with Real Estate Korea?

•Responsible for the day-to-day operational management of existing real estate portfolio in Korea with JV partners and external managers including revenue and cost drivers, leasing, development, capex, ESG strategy and financing
•In partnership with the Investment team, participate and provide strategic direction in regular or board meetings of JV partners and external asset management companies
•Review annual business plans/budgets and supervise internal sign-off
•Monitor and oversee revenue and cost drivers
•Coordinate asset annual valuation, performance review, internal audit, and cash management
•Conduct and prepare internal analysis of the portfolio, including  sell-hold analysis and any other asset management issues
•Lead divestment of assets or portfolio, if any
•Identify and analyse trends in the industry and recommend asset management strategies and opportunities
•Develop and maintain relationships with portfolio companies / JV partners / operating partners/ external asset management companies

 

What qualifications or skills should you possess in this role?
•8+ years of relevant asset management experience and thorough understanding of Korea real estate market
•Proven track record asset managing real estate portfolios (across different asset classes), both stabilizing assets and greenfield development
•Demonstrates a good understanding of current ESG trends and regulations pertaining to Real Estate
•Strong project management, financial and analytical skills with an eye for details
•Excellent ability to build strong internal and external relationships
•Strong written, verbal, and interpersonal communication skills
•Bachelor’s degree with honours from a top university or college
•Good team player with the ability to be self-directed and work independently
