Investment Services Private Market and Finance Department

 

The Investment Services Private Market and Finance (ISPVMF) Department is responsible for investment services for the private market and financial management across the GIC group. It is responsible for providing operations and reporting support to the private market business of GIC as well as budgeting, accounting, payment processing, cash management, tax and financial & management reporting services to all departments, corporate management companies and the global offices of the GIC group. It is involved in deal structuring and closing, transaction processing, administration and accounting of investment holding companies, review of financial controls for asset operations, cash & securities reconciliation, valuation and financial reporting for assets under management, and external debt financing.

 

Investment Services (Real Estate)

 

The Investment Services Management (Real Estate) team sits within ISPVMF department. With more than 500 separate Real Estate investments spanning over 40 countries, the Investment Services Management team for Real Estate plays a vital role to provide investment and asset management support to Real Estate Investment Professionals. This includes propagating industry best practices, improving efficiency by process design, providing timely and accurate performance reporting and overseeing the process of identification and presenting data to ensure GIC Real Estate continues to retain its competitive edge. The team also manages the Real Estate portfolio insurance program to ensure appropriate protection of downside risks.

 

We are looking for a suitable candidate to cover the Governance and Process responsibilities of the Investment Services (Real Estate) function as an Assistant Vice President. The successful candidate will play a crucial role in ensuring operational excellence in investment execution and asset management processes for the Real Estate business globally and overseeing robust governance and controls.

 

Responsibilities

 

Governance & Process

  • Accountable to the Real Estate Management to develop Real Estate investment execution frameworks which includes investment approvals, deal pipeline management and other enterprise policies e.g. platform investments.
  • Incorporation of enterprise policies including legal, regulatory, risk and sustainability considerations into RE’s investment and asset management processes
  • Implement policies globally, striving for greater scale and effectiveness in execution across all countries/regions.
  • Work closely with Business Heads to design Real Estate investment and execution process as well as the asset management lifecycle of activities, ensuring complete coverage of our real estate assets
  • Leading periodic reviews of internal processes to enhance efficiency and / or controls, benchmarking processes to market best practices.
  • Proactively consider and implement process improvements, drive technology initiatives to achieve efficiencies and economies of scale.

 

Operational Risk and Audits

  • Work with the management team of the Real Estate business on operational risk matters, ensuring compliance with GIC’s operational risk policies.
  • Review audit observations and enhance governance standards.

 

Others

  • Administrative business management support for the Real Estate business.

 

Requirements

 

  • Minimum 7 years of relevant work experience
  • University degree in relevant field (business, accounting, property, or similar)
  • Ideally comes with business management experience in a buy-side or sell-side set-up
  • Strong process re-engineering skills with good understanding of efficiency and governance
  • Detail-oriented with ability to work independently and manage projects
  • Service-focused, with a desire to be a strong partner to investment teams and other stakeholders
  • Team player with good interpersonal and communication skills
  • Inquisitive self-starter, with ability to work in a fast-paced environment
  • Ability to drive co-ordination and project manage amongst multiple stakeholders
  • Experience managing teams either in a formal capacity and / or through leading major projects
  • Creative, possess an analytical mind, and has strong negotiating ability to create win-win situations
  • Excellent computer skills in Excel and Powerpoint
  • A good understanding of real estate investment processes would be an advantage
