Investment Services Private Markets
We manage deal structuring, due diligence and closing. We provide financial operations to GIC’s private equity, infrastructure, and real estate assets, as well as tax structuring, corporate holding structures, valuations, and financial reporting.
What impact can you make in this role?
You will be part of a dynamic Valuation Control team that provides independent oversight and governance across Private Market investments — including Private Equity (PE), Infrastructure, and Real Estate (RE). Your work will ensure that valuations are accurate, consistent, and compliant with firm-wide policies and industry standards. By maintaining robust valuation controls, you will contribute directly to the integrity of the firm’s financial reporting, investment decision-making, and risk management processes.
What will you do as an AVP in the Valuations team?
Valuation Review and Oversight
- Lead and assist in reviewing valuation models and methodologies across Private Market asset classes — including PE, Infrastructure, and RE investments.
- Evaluate valuation assumptions, inputs, and outputs to ensure they reflect fair value principles and market conditions.
- Identify key valuation drivers and develop frameworks to monitor valuation risks and sensitivities across different asset types.
- Support the establishment and enhancement of valuation risk monitoring tools and dashboards for management reporting.
Governance and Policy Implementation
- Ensure consistent application of valuation methodologies and adherence to firm-wide valuation policies and procedures.
- Drive continuous improvement of valuation processes to enhance efficiency, transparency, and documentation quality.
- Oversee the monthly, quarterly, and annual valuation review cycles for Private Market portfolios, ensuring timely completion and accuracy.
- Maintain comprehensive documentation and audit trails to support valuation decisions, governance reviews, and audit requirements.
Stakeholder Collaboration
- Work closely with internal teams — including Investment, Finance, Risk, Operations, and Compliance — on valuation-related matters.
- Liaise with external valuation advisors, auditors, and fund managers to coordinate the collection and validation of valuation data.
- Review and challenge externally performed valuations, providing independent perspectives on methodologies, assumptions, and outcomes.
- Support management in communicating valuation results and insights to senior leadership and governance committees.
Analytical and Technical Responsibilities
- Conduct detailed analysis of valuation-related information, including financial statements, credit reports, and cash flow models.
- Review and assess valuation implications for transactions such as acquisitions, disposals, restructurings, and capital events.
- Contribute to management reporting and audit processes related to valuation control and governance.
- Participate in valuation-related projects, including system enhancements, automation initiatives, and policy updates.
- Support the integration of valuation data into financial reporting systems and ensure consistency across platforms.
Asset-Class Specific Responsibilities
- Private Equity: Review valuation models for portfolio companies, assess market comparables, and analyze performance metrics and exit assumptions.
- Infrastructure: Evaluate discounted cash flow models, regulatory frameworks, and long-term concession or contract structures.
- Real Estate: Review property valuations, capitalization rates, market comparables, and appraiser methodologies to ensure fair value alignment.
What qualifications or skills should you possess in this role?
Academic and Professional Background
- Strong academic foundation in Mathematics, Economics, Accounting, Finance, Financial Engineering, Statistics, or a related quantitative discipline.
- Professional certifications such as CFA, FRM, CPA, or equivalent are highly desirable.
Experience
- Minimum 6–8 years of relevant experience in valuation control, credit valuations, or risk management, ideally within Private Markets (PE, Infrastructure, or Real Estate).
- Proven experience in analyzing complex financial statements, cash flow models, and valuation methodologies for illiquid assets.
- Familiarity with valuation standards and frameworks such as IPEV, IVSC, IFRS 13, and US GAAP fair value principles.
- Exposure to fund structures, investment vehicles, and holding company arrangements in Private Markets.
Skills and Competencies
- Strong analytical and quantitative skills with attention to detail and sound professional judgment.
- Deep understanding of valuation techniques including discounted cash flow (DCF), comparable company analysis, precedent transactions, and net asset value (NAV)-based approaches.
- Proficiency in financial modelling and data analysis tools (e.g., Excel, VBA, Power BI, or equivalent).
- Excellent communication and stakeholder management skills, with the ability to explain complex valuation concepts clearly and concisely.
- Strong project management capabilities and ability to lead cross-functional initiatives independently.
- Experience working with external valuation advisors and auditors on complex asset valuations.
